Turning a Burden into a Benefit
We understand why neighbors are worried. Development has real impacts — and too often, communities are left with the downsides while someone else gets the benefits.
This project is different.
We’re transforming a long-troubled property into a clean, quiet economic engine that strengthens our community without disrupting our daily lives.
Why a Data Center Is the Most Community-Friendly Option
This land is already zoned and expected to be redeveloped. But the alternatives allowed here would mean:
Heavy truck traffic day and night
More noise and lighting impacts
Smokestacks or industrial emissions
Far fewer benefits to local residents
Instead, the Pennhurst AI proposes a LEED-certified facility that will use less water, achieve greater energy efficiency, and reduce less noise than date centers constructed five years ago.
Very low daily traffic
No crowds, no odors, no industrial production
Controlled access and strong site security
Minimal visual and noise impact
It’s the lowest-impact and highest-value use for this site by a wide margin
Our Plan
Water Use — Designed for Efficiency
We respect our shared water resources and have designed this project to use far less than residents expect.
Advanced cooling technology that emphasizes closed loop system and dry-cooling design will use 95% less water than data centers built 5 years ago.
Stormwater storage and reuse
Avoiding traditional cooling towers whenever possible
Third-party water-use data shared transparently with local officials
Reality: this campus will use less water than other common local users — including golf courses and many industrial facilities.
Noise — Quieter Than What Already Exists Nearby
The immediate area already includes:
A major transformer substation
Older cooling and utility equipment
Sewer treatment machinery
Constant roadway background noise
Our operations are:
Fan and pump-based with low decibel ratings
Engineered to block noise outward through berms and barriers
Equipped with backup generators that rarely run and only test in controlled hours
Goal: Noise at the property line no louder than the current environment and significantly quieter than warehouses or manufacturing.
Protecting Quality of Life — Built Into the Design
We’re committed to:
Protecting neighborhood views and privacy
Avoiding lighting glare and skyglow
Preserving peaceful nights
Fitting within the architectural and natural landscape
Every engineering choice is being made with residents first — not “minimum compliance.”
Because we live here too.
Air Quality & Clean Operations
This is not manufacturing.
There are no smokestacks. No chemical process emissions.
All on-site power systems will meet or exceed federal and state air standards
No special emission exemptions requested
Minimal-use backup equipment held to strict rules
Even during peak operation our clean air stays clean.
Brownfield Cleanup & Revitalization
This project does more than build, it fixes long-standing problems:
Environmental controls to prevent runoff and contamination
Stormwater management systems far stronger than what exists today
Removal or remediation of legacy problem areas where required
Native landscaping that restores the natural buffer with the neighborhood
Dark-sky compliant lighting to preserve nighttime quality of life
A deteriorating site becomes safer, cleaner, greener, and responsibly managed.
Transparent. Accountable. Community-Focused.
We aren’t asking you to take anything on faith.
We will:
Share key findings from noise/water/traffic studies as available
Meet regularly with township and school officials
Provide clear channels for resident questions and concerns
Adjust where practical to address the community’s needs
You deserve honesty, clarity, and a say in your future — and we are committed to delivering exactly that.
A Better Path Forward
No project will please everyone. But this one gives us the most and burdens us the least:
Cleaner than other legal options
Quieter than existing infrastructure
Lower traffic and stronger protections
Massive economic benefits for schools and services
This isn’t just development — it’s a responsible community investment.
