High Value. Low Impact. Right Here

For decades, the Pennhurst property has stood still: closed off, underused, and offering little value to the community around it. Today, we finally have the chance to unlock its potential — and ensure this land becomes a source of pride, progress, and long-term benefit for local residents, schools, and businesses.

This project isn’t dropping in from the outside.

It’s growing from what our community already is — and what it can become.

Why Here? Why Now?

The Pennhurst property is located in the Industrial Mixed-Use (IMU) zoning district, where data centers are a permitted use. The Township has already acknowledged this use as part of a larger IMU redevelopment plan.

That means:

  • The land-use application is accepted and on file

  • The township has already reviewed and acknowledged this type of development

  • We are operating within the permitted framework — not asking for special exceptions

If this project doesn’t move forward, the property will still be redeveloped under the very same rules. The real question is:

Do we want a modern digital campus — or something louder, dirtier, and more disruptive?

We believe the answer is clear.

We have also filed — and the Township has accepted — a Conditional Use Application for the Pennhurst AI Campus. This means:

  • We are not requesting variances or special exceptions

  • We are moving forward within existing zoning rules

  • The project can proceed without relying on any pending zoning ordinance amendments

Additionally, under the current zoning, the property could be redeveloped into other “by-right” industrial uses — such as warehousing or manufacturingwithout requiring additional zoning approvals. Many of those alternatives would have far greater impacts on traffic, noise, and infrastructure than a data center.

Our goal is to work collaboratively with the community to advance the best-fit, lowest-impact redevelopment option available for this longstanding brownfield site.

Careers for Our Community

This project isn’t just buildings — it’s futures.

Roughly 250 permanent, high-quality jobs

Many with salaries in the $100,000–$150,000 range

Career paths accessible without a four-year degree:

  • Skilled trades

  • Technical certifications

  • IT, electrical, and mechanical work

Plus:

Years of construction work for local trades

Ongoing business for area hotels, restaurants, and suppliers

Families shouldn’t have to move away to find opportunity.

We’re building it here.

This property will be developed. The zoning already allows:

  • Large-scale trucking and logistics hubs

  • Heavy warehouse operations with 24/7 traffic

  • Manufacturing or other industrial uses

Those options bring noise, trucks, emissions — and far fewer community benefits.

Instead, we’re proposing a low-impact, high-value digital campus:

  • Clean, quiet operations

  • Minimal daily traffic

  • Highly secure

  • No smokestacks, odors, or crowds

It’s the least disruptive and most rewarding path forward.

The Best Possible Use of This Land

This single project has the power to transform municipal and school district funding:

Expected to generate 37% of the township’s total budget.

Projected real estate taxes would equal 41.4% of the school district’s current property tax revenue.

Without adding a surge of new students or burdening local services

This is the rare kind of development that gives more than it takes —

an opportunity to strengthen our hometown for generations

A Major Economic Win for Local Residents

This project is a chance to take a brownfield and transform it into a powerful asset that:

  • Supports local schools

  • Funds local services

  • Creates local jobs

  • Revitalizes a long-troubled property

We’re committed to transparency, collaboration, and honest dialogue every step of the way.

A stronger future for Pennhurst. A stronger future for all of us.

This is our moment to move forward — together.

Together, We Can Get This Right
