That means:
The land-use application is accepted and on file
The township has already reviewed and acknowledged this type of development
We are operating within the permitted framework — not asking for special exceptions
If this project doesn’t move forward, the property will still be redeveloped under the very same rules. The real question is:
Do we want a modern digital campus — or something louder, dirtier, and more disruptive?
We believe the answer is clear.
We have also filed — and the Township has accepted — a Conditional Use Application for the Pennhurst AI Campus. This means:
We are not requesting variances or special exceptions
We are moving forward within existing zoning rules
The project can proceed without relying on any pending zoning ordinance amendments
Additionally, under the current zoning, the property could be redeveloped into other “by-right” industrial uses — such as warehousing or manufacturing — without requiring additional zoning approvals. Many of those alternatives would have far greater impacts on traffic, noise, and infrastructure than a data center.
Our goal is to work collaboratively with the community to advance the best-fit, lowest-impact redevelopment option available for this longstanding brownfield site.
